The fees attributable to the premises being a proportionate share of the costs charges and expenses for management and maintenance of The Tanner Hill. The management fee payable per month by any particular unit shall be subject to the allocated management shares which shall be specified in the Estate Management Contribution Deed available for inspection in the leasing office. Currently, payment of management fee is waived during the tenure while it is subject to review and adjustment from time to time.
The fee covers the home care support services and handyman service (up to 2 hours for studio unit and 4 hours for other unit per month). Currently, payment of basic service fee is waived during the tenure while it is subject to review and adjustment from time to time.
Charges will be applicable on a user-pays basis for certain services, including but not limited to:
Payable quarterly to The Government of the Hong Kong Special Administrative Region, by the landlord.
Long lease:The ad valorem stamp duty (Scale 2) chargeable by the Inland Revenue Department of The Government of The Hong Kong Special Administrative Region, payable solely by the tenant upon signing of the Lease Agreement, subject to final adjudication of the Inland Revenue Department.
Enhanced Long Lease Incentive Program and Short lease:Chargeble at the rate of 0.5% of the yearly rent by the Inland Revenue Department of The Government of The Hong Kong Special Administrative Region, 50/50 shared between tenant and landlord and payable upon signing of the Lease Agreement.
Registration fee chargeable by The Land Registry of The Government of The Hong Kong Special Administrative Region, payable solely by the tenant.
Note: not applicable for short lease.
Utilities charges and deposits payable to Water Supplies Department and The Hong Kong Electric Company Limited solely by the tenant.
